Policies and Procedures
Leadership
Leadership positions shall be rotated annually. Members shall nominate other members for offices each year prior to the Fall meeting. Voting will take place at the Fall meeting. The secretary shall keep a record of the slate of officers by year and these lists shall be attachments included in the policies and procedures manual.
Participation
All members must take on an active roll in the organization. Members will rotate responsibilities annually. The membership directors (for Northern California and Southern California) shall keep a list of current members, their contact information and the role they serve and these lists shall be attachments included in the policies and procedures manual.
Attendance
Members must attend a minimum of two out of the three meetings annually. Our annual year will run from the Fall meeting to the next Fall meeting. Fall meeting will be held in Sept., Oct. or Nov. If a member misses two meetings annually they will be removed from the group.
Meetings
In addition to the three physical meetings, we will have an optional monthly conference call meeting every month except the months we meet in person. These will be held the first Friday at 8:30 am. The Communications chairperson will coordinate the logistics of such meetings.
Previews Designation
All members must be Coldwell Banker agents (with Previews designation, preferable).
Exclusivity of Membership/Referrals
Each member shall only belong to one real estate referral network - CAN. Each member shall only refer business to the agents within our group for the areas covered by group members. If an agent feels they cannot comply with this requirement, they may resign from the group.
Dues/Commitment
There will be group expenses relating to refreshments, marketing and awards. These expenses will be divided among the group members equally. The group will decide by majority rule on the level of expenditure for such items. Currently, the dues are $100 annually. Each group member will be required to pay their share of these costs in one lump sum annually and the treasurer will administer the monies (pay the bills) and report on monies collected nd bills paid.
Awards
The Vice President will keep track of referrals within the group. If a CAN agent refers agents in their office to another CAN agent, that agent will receive credit for our awards program even though the actual referral is from a non-CAN agent. Referrals will be announced at our monthly conference call meetings. Each member is required to email the Vice President with referral information (referrer and referee) for tracking purposes. An award will be given at the year end (late summer) meeting to the agent who provides the most referrals within the group. The Vice President is responsible for acquiring the award for the winner.
Coverage Area
All members should email the membership coordinator with information regarding their coverage areas. Membership coordinators will maintain a list of CAN agents and areas they cover. Membership coordinators will seek out additional agents to cover areas not currently covered. Membership coordinators will gain approval from the group before inviting new members to join. Current group members are encouraged to send recommendations for agents in areas not covered to the Membership coordinators.
Referrals
Referrals need not be Previews only. Referral fee shall be 25%. The agent accepting the referral must work directly with the referred client. The client shall not be delegated to an assistant, buyer's agent or other anyone other that the CAN member agent.
